Notes

• The monthly management fee is based on a minimum 6-month letting. Oakhill will advertise the property and conduct escorted viewings until a suitable tenant is found. Oakhill will credit check the prospective tenant and obtain satisfactory references. They will then draw-up an AST tenancy agreement for signature by the tenant and the landlord.


• Oakhill will check the tenant in and prepare a full inventory of the accommodation and a deposit will be taken from the tenant to a sum equivalent to 6-weeks rent.


• Oakhill will collect rent from the tenant and pass this to the landlord after deduction of the management charge and any repairs.


• Oakhill will hold this deposit in a secure client account under the terms of the TDS. Oakhill will inspect the property mid term of the tenancy to ensure that the tenant is occupying the property in compliance with the tenancy agreement.


• At the end of the tenancy, the tenant will either be renewed or re-advertised and a new tenant found. The property will be inspected and any damage found, repaired and costs deducted from the tenant's deposit.


• Let Only includes advertising, references and provision of an AST agreement.


• Oakhill will collect the first month's rent and deposit and pass this to the landlord after deduction of the let only fee.


• Oakhill can provide secure deposit holding if the landlord is not a member of a Tenancy Deposit Protection Scheme.

NB Oakhill guarantees not to increase your management fee during the period of any tenancy. Oakhill is affiliated to the RICS, ARLA, and NAEA. They’re also members of the Ombudsman Scheme and the Tenant Dispute Resolution Scheme.
